Now, I get asked this often. Surprisingly, this question is more common from a first-time investor rather than a first-home buyer. On the hindsight, it makes more sense being asked from an ‘investment’ perspective. It shows the jitters people have towards investing and ensuring their investments are safe.
- So, is it the right time to buy a property?
Well, many say the right time is to buy now! And, I’ve always said that the right time is “yesterday”. Now, it might sound cliche, but I literally mean it because a buyer loses out every passing day! Real Estate (specially in Australia), is the best investment vehicle considering the leverage it offers. A primary reason ‘Real estate’ is the hot topic during BBQs, events, dinners, or any gathering. We, Australians, love real estate and the greatest Australian dream is to own a piece of property.
- How to time the market, can we?
Yes, some property analysts, economists, or RE professionals use their research, data and strong analysis to time the market to a certain extent, but in my humblest opinion & generally speaking, no one can time the market. I have met a few buyers who have been lucky after their purchase but not someone who does get it right day-in and day-out over the years! Like every investment, real estate also follows a cycle and market cycles can be followed but not timed accurately as it can get complex. There are markets within markets, and each market has its dynamics. While it’s true that no market rises indefinitely, real estate stands apart as a tangible asset that typically doesn’t experience the sharp downturns seen in equities, futures, options, or cryptocurrencies. In Australia, property benefits from strong fundamental and technical indicators, making it a more stable and resilient long-term investment vehicle.
