Who are Buyers’ Agents & what do they do?

In one of my previous blog, I’d used an analogy that Buyers’ Agents are like the ‘Sherlock Holmes‘ of real estate. I’m often asked about Buyers’ Agents—who they are, what they do, their fees, etc.

Beyond the basics, one of the most common questions I get is: Do we really need a Buyers’ Agent—and are they worth it? Let’s explore.

  • Who are Buyers’ Agents

Buyers’ Agents also known as Buyers’ Advocates (BAs) are real estate professionals who work in the best interest of & for the betterment of their clients, the buyers. Independent BAs are the trusted agents that do not base their decisions, thoughts or actions and/or controlled under the influence of others.

  • What do Buyers’ Agents do

The primary role of a BA is to exclusively represent and advocate for their client, ensuring they secure the right property that truly suits the needs of the buyers. A qualified and licensed Buyers’ Agent is a property expert with the skills and industry knowledge to source the ideal property, aligned with the buyer’s goals. They also conduct thorough background checks and due diligence, an essential part of buying real estate in today’s complex market.

Seasoned BAs are not only licensed & qualified but analytical in nature, experts in the industry to understand market cycles to provide in-depth insights, interpret valuable data, use research to identify trends & property demands. With access to pre & off-market opportunities, they can uncover hidden gems, assess a property’s true value, and negotiate effectively with selling agents, helping you avoid overpaying.

  • Fees and charges

The services offered and the fees charged vary across Buyers’ Agencies, similar to Real Estate Sales Agencies. As per the industry norm, there are generally two ways that BAs charge fees – Fixed price or Percentage of Property Value.

Fixed price is a great way for BAs to show the commitment & dedication of providing quality service irrespective of the property price and this usually varies between A$12,000-A$25000 across boutique agencies to large agencies with higher social media presence. Some BAs charge a percentage of the property value as their fees, specially for the customers who are looking at the top-end or luxury or owner-occupied properties.

  • Are they worth it?

Absolutely, there’s no doubt that Buyers’ Agents are worth it as they bring invaluable experience. This niche industry has grown rapidly in recent years, and for a good reason. Where there were once just a handful of us, you’ll now find many more BAs entering the space to meet growing demand.

Buyers who engage a professional to purchase their property typically achieve far better outcomes than the average first-time or DIY investor. We’ve seen clients gain significant equity, often two to four times the Buyers’ Agent fee by simply making the right decision early on: choosing the right property in the right region. While many clients see immediate benefits, others experience the true value over the longer term.

I always say that: “One needs a skilled Buyers Agent who can move them one step forward in their property journey, not two-steps behind.”

I usually leave the buyers ponder over these: Do you treat your own illness, do you cut your own hair, do you service your own motorvehicle?

  • How to choose the right one

Choosing the right Buyers’ Agent is crucial, but fees should never be the only deciding factor. A seasoned BA can provide exceptional value that far outweighs the cost. Many clients don’t fully realize this value until they see the results and experience the benefits firsthand. Always begin with a license check to ensure the BA holds a real estate license. The industry is emerging, and there are many BAs out there. Remember, not everything expensive is valuable and not everything cheap is worth your efforts. Do your research or ask the right questions—some who charge less may lack the experience or track record to deliver real results, while those charging a premium might be too busy to give each case the attention it deserves. Proven track record, transparency, comprehensive support, services offered, exclusivity are some of the factors to consider to make a wise decision.
